Property Fortunes is run by Loz Wilson and Richard Burlton.

Richard Burlton

Richard has been in the property business for over 20 years. He’s one of those people who has probably forgotten more about property development than most people know.

His background covers, three recessions and two booms, making and loosing money along the way. And discovering the pitfalls about property development along the way too.

He started by qualifying in Rural Estate Management from the Royal Agricultural College and then spending two years working for Cambridgeshire County Council before the petty regulations became too much to bear. However, it has given him an insight into the workings of local government. Useful in getting to grips with planning applications.

He then spent a long period working for a firm of Estate Agents ending up as a Director running the Residential Development Department. This work included both sourcing and disposing of development opportunities from single plots up to large sites of 25 acres or more.

The next major move was to work for two national house building companies, first Beazer Homes (now part of Persimmon Homes) and then George Wimpey Homes. In both these companies his role was to source, negotiate, acquire and oversee the planning of sites to the point when development was ready to start.

Interspersed between these periods and at the present time he has been right at the sharp end risking his own money in undertaking small site acquisition and development.

Now with Laurence he is pooling his knowledge and experience to provide practical guidance and awareness of the process and possible pitfalls. Loz Wilson

Loz is a relative newcomer to property development with some first hand practical experience of his own.

Enough to realise that although - in principle - property development is quite simple it can often be far from easy. With many pitfalls along the way. But if you really know what you're doing you can make very good profits consistently.

Realising this, and together with Richard, he’s set out to produce and promote a series of publications highlighting the problems and pitfalls the unwary can fall foul of.

His main background is in IT Software Project Management, Risk Management and Product Development, Marketing and Training.

Within the IT Industry, much of his time has been spent in improving the software development process for major corporations.

One of the key objectives there was to make sure money was only ever spent on IT projects that would make or save money, thereby contributing to the overall profitability of the business.

It’s this understanding of process improvement and the benefits this can deliver to profitability, that he brings to ‘the property party’.

This knowledge and practical experience has been merged with Richard’s.
